Negative impact of the general architecture
on Struisbaai‟s character.
Tourists want to get away from cities to the
uniqueness of the countryside with its
unique architecture. This building is better
suited for the Waterfront in Cape Town or
any other city in the world. The design did
not consider Struisbaai‟s architecture.
The harbour as tourist attraction: We are
still of the opinion that there should be no
living and/ or high density developments in
the harbour area as it is a jewel and unique
to Struisbaai. Thus, buildings should stay in
their current undeveloped state.
The small coastal fishing village of
Struisbaai is situated at the Southernmost
tip of the African continent. For most of the
year it is a tranquil little seaside village. At
least 60 percent of homeowners are holiday
residents and outside of season, the town is
mostly home to local fishermen and retirees.
The proposed development will irreversibly
change the nature of the harbour. Currently
the harbour is a key feature to Struisbaai's
character and the proposed development
will significantly impact upon that.

wishes to turn Erf 848 to account, and the fact
that the buildings are, you put it “current
undeveloped state” shows that the property is
being underutilised. Furthermore, the
CAMSDF (2009) allows densified
development within the urban edge and
therefore the proposed development is in line
with current (and approved) planning
strategies for Struisbaai.
