Tooke (67) Lindie Snyman (61) GJ Pienaar (56) Mr. and Mrs. Hendrik/ Helen Conradie (108) E de Kock (88) We would propose a cluster residential development of a single and double storey residential units in the genre developed Langezandt Quays village, augmenting, rather than overwhelming the atmosphere and character of the harbour, and setting a standard for responsible, tasteful and appropriate development in Struisbaai. According to your documentation there are no alternative site locations – what about where the hotel was? There is an existing much larger undeveloped erf zoned for a hotel available (the old hotel site) that is strategically located at the main beach. This can be used for the developer‟s purposes without having unreasonable impact on the interest of neighbouring homeowners and the facility users at the fishing harbour. There are properties available for this type of development, e.g. die demolished Struisbaai hotel/motel property. An excellent opportunity to due something positive for Struisbaai as a tourist destination. I am in favour of: (1) A world class seafood restaurant, building according to local traditional architecture, one storey, (2) Small shops that have local and traditional goods for sale, (3) Keeping the harbour building as is with fishing boats, etc. This is what gives the harbour its atmosphere and personality, (4) Heritage centre that shows the history of fishermen, Struisbaai and the marine leave in the bay; this can link to a shipwreck museum. The future Agulhas National Park heritage centre and the Elim heritage centre, (5) No housing and (6) Paid parking. Please refer to Annexure P & R of the FEIR regarding the feasibility of less than four storey development of this nature. Residential developments should not be allowed in the harbour. There are more then enough accommodation in Struisbaai. The harbour should rather include shops, restaurants, etc. where people can walk barefoot and in swimwear and even sit down at the Pelican. The Pelican‟s idea is ideal. No ugly buildings please. Site location alternatives were not considered [p. 43 of dEIR]. This is despite the fact that there were at least two suitable alternative locations for the proposed development identified by the original town planners [as advised by Mr Stephen Knobel during a telephone discussion]. These are set back from the harbour and would avoid the potential alienation of the fishermen from the use of the harbour. These sites will also be more appropriate for residential units as the noise, smells and irregular hours kept by the fishermen will not pose a nuisance to the residents. The hotel only accounts for a portion of the proposed development. The items that you have supported are included in the proposed development i.e. restaurants and shops with the lower level being available for informal attire.
