The DEIR explores no alternative sites for
development. I personally feel that the
stretch of land between Langezandt and
Struisbaai North would be appropriate for
the proposed development as it does not as
clearly affect any residential property
around. Also the now-abandoned
commercial development between
Langezandt and the main road would be a
good position - overlooking the quaint
fishing village of Langezandt towards the
sea, while having the excellent access from
the main road. Or the stretch of properties
on Marine Drive between the ridge and the
main road - even a 4 storey development
would not spoil any property's line of sight to
the beach below.
A hotel site already exists in Struisbaai, and
is another ideal alternative property and is
currently vacant. This site must already
have the required zoning, is centrally
located alongside a public parking area and
directly adjacent to the sea shore. I
therefore contest the argument that
alternative locations should not be
considered, they should be considered.
I disagree with the statement that site layout
alternatives are limited, and that one
feasible layout is therefore assessed. The
fact that the developer bought the land at
too high price should not justify an
inappropriate development.
I do not believe that adequate alternative
activity and design alternatives have been
explored, the only alternatives noted were
an industrial development for fish
processing and a four to six storey
residential development. There must be
other far more appropriate alternatives e.g.
craft workshop and market which employs
local disadvantaged communities, one and
two storey residential development etc,
