Mitigation measures such as downward
facing, low wattage light and matt paint can
be implemented on half of the structure to
test their effectiveness. This will then be
viewed positively and would help to remove
allegations of hidden agendas and clear up
animosities between opposing sides.
How can the high negative visual impact be
omitted in your conclusions? Visual impacts
both negative and positive are the highest
rated issues.
Please list the numbers of those who prefer
the no-go option to those who prefer the
development. The visual impact is
irreversible therefore needs to be
addressed very carefully
A 4 storey building of 16metres in height
would have a huge negative impact on the
area in terms height restriction, change of
land use and would negatively influence the
character of the area.
A four storey building will spoil the character
of this harbour.
The proposed development would result on
the loss of the sea view
The proposed development will restrict the
view of all people living in the surrounding
area.
To state that the proposed development is
an „eye sore‟ would be an understatement.
There is no amount of architectural finesse
that could do a building of the proposed size
any justice.
The proposed building will have very
negative visual impacts to residents of
Kusweg.
Visual impact of the proposed development
is a concern
It is recognised that these mitigation
measures will not be nearly as effective as
reducing the height of the proposed
development to two storeys. but reducing the
height is not a viable option as the proponent
would not consider building such a
development as viable. Please refer to
Section 2.4.6 and Annexure R of the FEIR.

The quantum of negative responses received
are viewed as an indicator, however
experience has shown that I&APs who view
the impact(s) of a proposed activity as positive
generally do not submit comment, therefore
the production of numbers in this regard is
viewed as a ineffective process.
