Is bounded by the rear lot lines <strong>of</strong> properties fronting<br />

Spruce Hill Road, the Pine Creek valley north <strong>of</strong> Finch<br />

Avenue, the rear lot lines <strong>of</strong> properties fronting Fairport<br />

Road and Appleview Road, and Highway 401<br />

Is traversed by Dunbarton Creek<br />

Encompasses the former Village <strong>of</strong> Dunbarton, which was<br />

established in the mid-1800s; development along<br />

Fairport Road, Bonita Avenue and Appleview Road<br />

occurred between 1900 and 1940; recent subdivision<br />

activity located in the north end <strong>of</strong> the neighbourhood<br />

occurred in the 1980s<br />

Consists <strong>of</strong> primarily detached dwellings on large lots; and<br />

also includes three places <strong>of</strong> worship and two cemeteries<br />

Has neighbourhood and community shopping located<br />

along Kingston Road<br />

Has three Detailed Review Areas within its boundary:<br />

(i) lands along the Kingston Road frontage; (ii) lands<br />

surrounding the old Dunbarton Village area; and (iii)<br />

lands central to the neighbourhood on both sides <strong>of</strong><br />

Fairport Road<br />

<strong>City</strong> Council has adopted development guidelines as<br />

follows:<br />

The "Dunbarton Neighbourhood Development<br />

Guidelines” (for the lands central to the<br />

neighbourhood)<br />

<strong>City</strong> Council has adopted "Kingston Road Corridor<br />

Development Guidelines", which guidelines apply to the<br />

Kingston Road Corridor through this Neighbourhood<br />

Policies<br />

11.9 <strong>City</strong> Council shall,<br />

(a) in the established residential areas between<br />

Spruce Hill Road and Appleview Road,<br />

including Fairport Road and Dunbarton<br />

Road, encourage and where possible require<br />

new development to be compatible with the<br />

character <strong>of</strong> existing development; and<br />
