Is bounded by the C.N. rail line, the rear lot lines <strong>of</strong><br />

properties fronting Kingston Road, the hydro<br />

transmission corridor, and Highway 401<br />

Is traversed by Pine Creek, to the west <strong>of</strong> Liverpool Road<br />

Shopping mall initially developed in the early 1970s, and<br />

has since undergone substantial expansion; recent higher<br />

density development has occurred in the 1980s and 1990s<br />

As <strong>Pickering</strong>'s "downtown", it has the highest diversity<br />

and intensity <strong>of</strong> uses <strong>of</strong> all <strong>City</strong> neighbourhoods<br />

Consists <strong>of</strong> a mix <strong>of</strong> shopping, <strong>of</strong>fices, civic, recreational,<br />

entertainment and higher density residential uses; includes<br />

the <strong>Pickering</strong> Civic Complex and Central Library, the<br />

<strong>Pickering</strong> Recreation Complex, the Esplanade Park, and<br />

part <strong>of</strong> the 'Diana, Princess <strong>of</strong> Wales Park'<br />

Has two Detailed Review Areas within its boundary:<br />

(i) lands west <strong>of</strong> Liverpool Road; and (ii) lands between<br />

Pine Creek and the Ontario Hydro Corridor<br />

<strong>City</strong> Council has adopted development guidelines as<br />

follows:<br />

The "Walnut Lane Area Development Guidelines"<br />

(for lands on the north side <strong>of</strong> Kingston Road, east <strong>of</strong><br />

Walnut Lane);<br />

The "Town Centre West Development Guidelines"<br />

(for lands generally west <strong>of</strong> Liverpool Road, between<br />

Kingston Road and Highway 401); and<br />

The "<strong>Pickering</strong> Downtown Core Development<br />

Guidelines" (for lands between Pine Creek and the<br />

Ontario Hydro Corridor)<br />

<strong>City</strong> Council has adopted "Kingston Road Corridor<br />

Development Guidelines", which guidelines apply to the<br />

Kingston Road Corridor through this Neighbourhood<br />

Policies<br />

11.10 <strong>City</strong> Council shall,<br />

(a) encourage the highest mix and intensity <strong>of</strong><br />

uses and activities in the <strong>City</strong> to be in this<br />

neighbourhood;<br />
