Employment Areas<br />

Employment opportunities exist within most land use<br />

designations in <strong>Pickering</strong>. Nevertheless, areas with significant<br />

concentrations <strong>of</strong> manufacturing, assembly and warehousing<br />

uses, and related employment opportunities, are identified as<br />

Employment Areas. Two such areas are identified, one in<br />

western <strong>Pickering</strong> and one in eastern <strong>Pickering</strong>. Both are<br />

adjacent to and directly accessible from Highway 401.<br />

Employment areas are classified according to their mix <strong>of</strong><br />

uses, their operational characteristics, their design, and<br />

their performance requirements. Three employment<br />

subcategories are distinguished: general, prestige, and mixed<br />

employment.<br />

3.8 <strong>City</strong> Council,<br />

(a) shall recognize as Employment Areas on<br />

Schedule I, those areas in <strong>Pickering</strong><br />

having a significant concentration <strong>of</strong><br />

manufacturing, assembly, warehousing<br />

and/or related employment opportunities;<br />

(b) may zone lands designated Employment<br />

Areas for one or more purposes as set out<br />

in Table 8, and in so doing will apply<br />

appropriate performance standards,<br />

restrictions and provisions; and<br />

(c) shall require performance standards for<br />

site operation and appearance as follows,<br />

(i) the highest standards in Mixed<br />

Employment areas, recognizing their<br />

highly visible and accessible<br />

locations along main arterial roads;<br />

(ii) the next highest standards in Prestige<br />

Employment areas, recognizing their<br />

high visibility from major freeways<br />

and their proximity to residential<br />

areas; and<br />

(iii) the next highest standards in General<br />

Employment areas.<br />
