Is bounded by the hydro transmission corridor, the<br />

West Duffin Creek, the Ajax-<strong>Pickering</strong> boundary, and<br />

Highway 401<br />

Has established residential areas fronting Guild Road, Royal<br />

Road and Southview Drive; recent subdivision activity at the<br />

western and eastern ends <strong>of</strong> the neighbourhood occurred<br />

since 1970s<br />

Consists <strong>of</strong> a mix <strong>of</strong> detached, semi-detached, townhouse<br />

and apartment dwellings; also includes four<br />

neighbourhood parks plus part <strong>of</strong> the 'Diana, Princess <strong>of</strong><br />

Wales Park', a cemetery and a police station<br />

Has neighbourhood and community shopping around the<br />

intersection <strong>of</strong> Brock and Kingston Roads, and the First<br />

Simcha Shopping Centre, located on the east side <strong>of</strong> Brock<br />

Road<br />

Has environmentally sensitive areas associated with the<br />

West Duffins Creek<br />

Has three Detailed Review Areas within its boundary:<br />

(i) lands along the Kingston Road frontage; (ii) lands<br />

containing and surrounding the First Simcha Shopping<br />

Centre and the Home and Leisure Centre; and (iii) lands<br />

along the west side <strong>of</strong> Notion Road<br />

Council has adopted development guidelines as follows:<br />

* The “Specialty Retailing Node Development<br />

Guidelines” (for lands at the north-east corner <strong>of</strong> the<br />

Hwy. 401/Brock Road interchange)<br />

* The “Notion Road Area Development Guidelines”<br />

(for lands on the west side <strong>of</strong> Notion Road)<br />

Policies<br />

11.11 <strong>City</strong> Council shall,<br />

(a) consider allowing the redevelopment <strong>of</strong><br />

properties fronting Southview Drive for<br />

business and pr<strong>of</strong>essional <strong>of</strong>fices, clinics<br />

and studios, and where such redevelopment<br />

occurs, Council shall require the design <strong>of</strong><br />

evelopments to respect the residential<br />

character <strong>of</strong> the area, the interests <strong>of</strong><br />

neighbouring residents, and the<br />

transportation limitations <strong>of</strong> the area;<br />
