(ii) an automobile service station or any<br />

development that includes the storage,<br />

handling, production or use <strong>of</strong> a<br />

chemical, flammable, explosive, toxic,<br />

corrosive, or other dangerous material<br />

and the treatment, collection or<br />

disposal <strong>of</strong> sewage; and<br />

(iii) a building or structure directly related<br />

to the distribution and delivery <strong>of</strong> an<br />

essential or emergency public service<br />

including police, fire, ambulance and<br />

electric power transmission;<br />

(j) require as a condition <strong>of</strong> development<br />

approval the inclusion <strong>of</strong> all floodpro<strong>of</strong>ing<br />

and all other requirements <strong>of</strong> the Toronto<br />

and Region Conservation Authority;<br />

(k) at its discretion, pass zoning by-laws to<br />

show lands designated on Schedule III as<br />

Flood Plain Special Policy Area and to<br />

implement the policies <strong>of</strong> section 15.31 <strong>of</strong><br />

this <strong>Plan</strong>;<br />

(l) require that any zoning by-law covering<br />

any parcel <strong>of</strong> land wholly or partly<br />

designated Flood Plain Special Policy Area<br />

include provisions, where appropriate,<br />

relating to minimum building or structure<br />

setbacks, maximum lot coverage,<br />

minimum height <strong>of</strong> any building or<br />

structure opening, and other such matters<br />

as may be determined to be necessary by<br />

the Toronto and Region Conservation<br />

Authority and the <strong>City</strong>;<br />

(m) require that prior to the issuance <strong>of</strong> a<br />

building permit, all proposals for<br />

development including external alterations<br />

to an existing building on a parcel <strong>of</strong> land,<br />

wholly or partly designated Flood Plain<br />

Special Policy Area, be approved by the<br />

Toronto and Region Conservation<br />

Authority pursuant to the Fill,<br />

Construction and Alternation <strong>of</strong><br />

Waterways Regulations made under the<br />

Conservation Authorities Act; and<br />

(n) endeavour to co-operate with the Toronto<br />

and Region Conservation Authority in the<br />

establishment and operation <strong>of</strong> a flood<br />

warning and evacuation system.<br />
