SETTLEMENT 10: CLAREMONT (continued)
12.12 City Council shall,
(a) encourage opportunities for enhancing the
historic village of Claremont through general or
site-specific zoning that allows the introduction
of arts and craft studios, custom workshops and
small-scale commercial enterprises on suitable
sites, providing the historic character of the
village and the interests of neighbouring residents
are respected;
(b) encourage retail, shopping, office and other
business uses to locate in the hamlet
commercial area surrounding Central Street and
Brock Road;
(c) encourage the provision of a wider variety of
housing forms within the Hamlet, particularly to
meet the needs of young people and senior
citizens;
(d) recognize that most of Claremont is designated
as Oak Ridges Moraine Rural Hamlet on
Schedule I, in accordance with the Oak Ridges
Moraine Conservation Plan, and accordingly,
City Council shall,
(i) restrict applications for lot creation to
limited infilling;
(ii) prohibit the boundary of the hamlet to be
expanded unless the hamlet boundaries for
Claremont established by the Oak Ridges
Moraine Conservation Plan are modified by
the Province; and
(iii) require development or site alteration to be
subject to the Oak Ridges Moraine policies
as set out in Chapter Fifteen in addition to
the policies of the Oak Ridges Moraine
Conservation Plan;
(e) despite the Open Space System - Natural Areas
designation on the lands bounded on the north
by the Uxbridge-Pickering Townline, on the
east by Brock Road, and on the west by the line
between Lot 17 and Lot 18, permit the existing
house and the development of a newly created
lot for residential purposes; and
