SETTLEMENT 10: CLAREMONT (continued)<br />

12.12 <strong>City</strong> Council shall,<br />

(a) encourage opportunities for enhancing the<br />

historic village <strong>of</strong> Claremont through general or<br />

site-specific zoning that allows the introduction<br />

<strong>of</strong> arts and craft studios, custom workshops and<br />

small-scale commercial enterprises on suitable<br />

sites, providing the historic character <strong>of</strong> the<br />

village and the interests <strong>of</strong> neighbouring residents<br />

are respected;<br />

(b) encourage retail, shopping, <strong>of</strong>fice and other<br />

business uses to locate in the hamlet<br />

commercial area surrounding Central Street and<br />

Brock Road;<br />

(c) encourage the provision <strong>of</strong> a wider variety <strong>of</strong><br />

housing forms within the Hamlet, particularly to<br />

meet the needs <strong>of</strong> young people and senior<br />

citizens;<br />

(d) recognize that most <strong>of</strong> Claremont is designated<br />

as Oak Ridges Moraine Rural Hamlet on<br />

Schedule I, in accordance with the Oak Ridges<br />

Moraine Conservation <strong>Plan</strong>, and accordingly,<br />

<strong>City</strong> Council shall,<br />

(i) restrict applications for lot creation to<br />

limited infilling;<br />

(ii) prohibit the boundary <strong>of</strong> the hamlet to be<br />

expanded unless the hamlet boundaries for<br />

Claremont established by the Oak Ridges<br />

Moraine Conservation <strong>Plan</strong> are modified by<br />

the Province; and<br />

(iii) require development or site alteration to be<br />

subject to the Oak Ridges Moraine policies<br />

as set out in Chapter Fifteen in addition to<br />

the policies <strong>of</strong> the Oak Ridges Moraine<br />

Conservation <strong>Plan</strong>;<br />

(e) despite the Open Space System - Natural Areas<br />

designation on the lands bounded on the north<br />

by the Uxbridge-<strong>Pickering</strong> Townline, on the<br />

east by Brock Road, and on the west by the line<br />

between Lot 17 and Lot 18, permit the existing<br />

house and the development <strong>of</strong> a newly created<br />

lot for residential purposes; and<br />
