開 支 19,843,000 港 元 ( 二 零 零 九 年 :7,679,000 港
元 ) 已 於 本 年 度 在 綜 合 收 入 表 中 扣 除 。

Amortisation expense on prepaid lease payments of
nil (2009: HK$10,512,000) has been capitalised to
construction in progress under property, plant and
equipment for the year. Amortisation expenses on
prepaid lease payments of HK$19,843,000 (2009:
HK$7,679,000) has been charged to the consolidated
income statement for the year.

該 日 進 行 之 估 值 得 出 。 中 證 評 估 有 限 公 司 為 香 港
測 量 師 學 會 成 員 , 擁 有 合 適 資 格 及 近 期 評 估 相 關
地 區 類 似 物 業 之 經 驗 。 該 估 值 乃 經 參 考 近 期 有 關
市 場 之 可 作 比 較 銷 售 憑 證 後 達 致 。
The fair values of the Group’s investment properties at
31st December 2010 and 2009 have been arrived at on
the basis of a valuation carried out at that date by Grant
Sherman Appraisal Limited, independent qualified
professional valuers not connected to the Group.
Grant Sherman Appraisal Limited are members of the
Hong Kong Institute of Valuers, and have appropriate
qualifications and recent experience in the valuation
of properties in the relevant locations. The valuation
was arrived at by reference to market evidence of
transaction prices for similar properties in relevant
market.
本 集 團 所 有 根 據 經 營 租 約 持 有 賺 取 租 金 之 物 業 權
益 乃 採 用 公 平 價 值 模 式 計 量 , 分 類 及 入 賬 為 投 資
物 業 。
All of the Group’s property interests held under
operating leases to earn rentals are measured using the
fair value model and are classified and accounted for
as investment properties.
