G. Residential Frontage<br />

1. Residential lots shall not front onto a Type A, B, or C thoroughfare or a residential collector<br />

unless parallel access roads are provided. The minimum distance between adjacent curbs <strong>of</strong><br />

the thoroughfare and the access road shall be twenty feet (20’). Access road ROW shall be in<br />

addition to the thoroughfare ROW and access roads shall not connect to the adjacent<br />

thoroughfare.<br />

2. Residential lots shall not front onto a Type D, E, F, or G thoroughfare within one hundred<br />

feet (100’) <strong>of</strong> the ROW line <strong>of</strong> the nearest Type A or B thoroughfare.<br />

3. Residential lots shall not front onto any portion <strong>of</strong> a Type D, E, F, or G thoroughfare that is<br />

part <strong>of</strong> a residential collector, which is a street that connects to a Type A or B thoroughfare<br />

and extends into a neighborhood for more than six hundred feet (600’) without changing<br />

direction (see Section 2.02.I.5).<br />

4. Residential lots shall not front onto a roundabout. Residential lots adjacent to roundabouts<br />

shall be oriented so that their houses do not face the roundabout and their driveways do not<br />

intersect with the roundabout or along any section <strong>of</strong> street with a splitter island.<br />

H. Partial Streets<br />

1. Longitudinal partial dedications <strong>of</strong> Type A and B thoroughfares shall be permitted when only<br />

one side <strong>of</strong> a future thoroughfare is being developed. In such a case, one-half <strong>of</strong> the total<br />

right-<strong>of</strong>-way shall be dedicated and a minimum <strong>of</strong> twenty four feet (24’) <strong>of</strong> pavement, faceto-face,<br />

shall be constructed.<br />

2. Longitudinal partial dedications <strong>of</strong> Type C, D, E, F, or G thoroughfares shall be prohibited,<br />

except when essential to the reasonable development <strong>of</strong> a property in conforming with the<br />

requirements <strong>of</strong> the Subdivision Ordinance, and where the Planning & Zoning Commission<br />

finds that it will be practical to require the dedication <strong>of</strong> the other portion <strong>of</strong> the street when<br />

the adjoining property is developed. Whenever a partial street exists along a common<br />

property line, the other portion <strong>of</strong> the street shall be dedicated when the adjoining property is<br />

subdivided or developed. Where a partial street is being dedicated along a common property<br />

line and the ultimate planned ROW width is sixty feet (60’), the first ROW dedication will be<br />

thirty-five feet (35’).<br />

a. The developer shall construct a minimum <strong>of</strong> twenty four feet (24’) <strong>of</strong> pavement, face-t<strong>of</strong>ace,<br />

for all Type C or D thoroughfares that are partial streets at the time <strong>of</strong> development.<br />

b. The developer shall construct the full width <strong>of</strong> pavement face-to-face for all Type E, F, or<br />

G thoroughfares that are partial street dedications at the time <strong>of</strong> development.<br />

I. Street Lengths<br />

1. Type A, B, and C thoroughfares have no street length restrictions. Residential streets (Type<br />

D, E, F, and G thoroughfares in a single-family, duplex, or townhome neighborhood) shall<br />

have street length restrictions to discourage speeding and cut-through traffic.<br />

2. A residential street that intersects with a Type A or Type B thoroughfare and has residential<br />

lots fronting any portion <strong>of</strong> the street shall not exceed a maximum length <strong>of</strong> six hundred feet<br />
