<strong>Engineering</strong> <strong>Standards</strong><br />

J. Block Requirements<br />

1. Block Length – Blocks shall not exceed one thousand two hundred feet (1,200’) in length,<br />

measured from street ROW line to street ROW line. In the case <strong>of</strong> non-rectangular blocks,<br />

each side <strong>of</strong> the block with lots fronting it shall not exceed one thousand two hundred feet<br />

(1,200’), measured between the vertices formed by the extension <strong>of</strong> ROW lines at each corner<br />

<strong>of</strong> the block. Blocks shall be further restricted so that they shall contain no more than twenty<br />

(20) lots on one side. Blocks with a continuous series <strong>of</strong> lots longer than one thousand two<br />

hundred feet (1,200’), measured along one or more sides, may be required to be bisected by a<br />

pedestrian easement and a sidewalk (see Section 2.06.B.14).<br />

2. Block Width – Blocks shall be wide enough to allow two (2) tiers <strong>of</strong> lots and shall have a<br />

block width no less than two hundred feet (200’), except when only one tier <strong>of</strong> lots is possible<br />

due to the size <strong>of</strong> the property or the need to back up to a Type A or B thoroughfare.<br />

2.03 Median, Left-Turn Lane, Right-Turn Lane, Deceleration Lane, and Island Design<br />

A. Required Median Openings and Left-Turn Lanes<br />

1. Median openings on divided thoroughfares shall be required at all street intersections.<br />

Median openings may be constructed to serve non-residential drives provided that the<br />

minimum spacing requirements herein are met. Left-turn lanes are required for each street or<br />

driveway that connects to a median opening. The design <strong>of</strong> median openings and left-turn<br />

lanes shall accommodate potential future left-turn lanes that might serve undeveloped land.<br />

2. All non-residential lots on a divided thoroughfare shall have direct or indirect access to a<br />

median opening. Indirect access shall be provided through a series <strong>of</strong> fire lane and access<br />

easements.<br />

3. Multi-family developments on a divided thoroughfare shall have direct access to a median<br />

opening.<br />

4. The <strong>City</strong> can modify, relocate, or remove any existing or planned median opening to facilitate<br />

traffic flow and/or preserve the health, safety and welfare <strong>of</strong> the Public, as reasonably<br />

determined by the Director <strong>of</strong> <strong>Engineering</strong> Services utilizing recognized industry standards as<br />

they exist, may be amended, or in the future arising.<br />

B. Minimum Left-Turn Storage, Taper Length, and Median Opening Width, Location, and Spacing<br />

Requirements<br />

1. Left-Turn Lane Storage<br />

a. All single left-turn lanes constructed on divided thoroughfares <strong>of</strong> ultimate cross section<br />

width shall be a minimum <strong>of</strong> eleven feet (11’) wide. Where double left-turn lanes are<br />

provided, each left-turn lane shall be a minimum <strong>of</strong> ten feet (10’) wide.<br />

b. All left-turn lanes constructed as future through lanes on divided thoroughfares shall be<br />

twelve feet (12’) wide for the entire storage and taper length requirements as listed in<br />

Table 2.5.<br />
