K. Entrance Streets and Driveways for Gated Developments<br />

1. To ensure that the minimum dimensions are adequate, a traffic study is required with the<br />

submission <strong>of</strong> a Specific Use Permit application for all gated communities.<br />

2. Residential/Multi-family Developments<br />

a. Gated developments shall have a median divided street or driveway that will allow for a<br />

vehicular turn-around prior to the gate in the event that access is denied.<br />

b. The turn-around shall be a minimum <strong>of</strong> eighteen feet (18’) in width.<br />

c. Entry gates shall be set back from the ROW line a minimum <strong>of</strong> one hundred thirty five<br />

feet (135’) or as indicated in the traffic study. The card reader, or first stop, shall be set<br />

back from the ROW line a minimum <strong>of</strong> one hundred feet (100’), or as indicated in the<br />

traffic study, to provide storage for the longest queue <strong>of</strong> vehicles expected to access the<br />

gate. See Figure 2.24.<br />

d. Each direction <strong>of</strong> the divided street or driveway shall be a minimum <strong>of</strong> twenty-four feet<br />

(24’) in width with curb radii <strong>of</strong> thirty feet (30’). See Figure 2.24.<br />

e. The hinge point <strong>of</strong> the gate shall be a minimum <strong>of</strong> eighteen inches (18”) behind back <strong>of</strong><br />

the curb. The gate shall open to twenty-four inches (24”) behind back <strong>of</strong> curb.<br />

f. Gates shall open sideways or swing open in the direction <strong>of</strong> travel on each side <strong>of</strong> the<br />

divided street.<br />

g. Gates shall be equipped with emergency access devices as required by the Fire<br />

Department.<br />

h. All gates shall provide pedestrian access. The movement <strong>of</strong> the gates shall not encroach<br />

on sidewalks.<br />

i. Gates shall remain open between 7:00 a.m. and 7:00 p.m. whenever a guard is not onduty<br />

during that time.<br />

j. Any alternative designs shall require the approval <strong>of</strong> the Director <strong>of</strong> <strong>Engineering</strong><br />

Services.<br />

3. Non-Residential Developments<br />

a. Gated developments shall have a median separating ingress and egress traffic flow<br />

allowing for a vehicular turn-around prior to the gate in the event that access is denied.<br />

b. The turn-around shall be a minimum <strong>of</strong> eighteen feet (18’) in width.<br />

c. Entry gates shall be set back from the ROW line, or fire lane, a minimum <strong>of</strong> seventy-five<br />

feet (75’), or as indicated in the traffic study. The card reader, or first stop, shall be set<br />

back from the ROW line a minimum <strong>of</strong> forty feet (40’), or as indicated in the traffic<br />

study, to provide storage for the longest queue <strong>of</strong> vehicles expected to access the gate.<br />

d. Each direction <strong>of</strong> the driveway shall be a minimum <strong>of</strong> twenty-four feet (24’) in width<br />

with curb radii <strong>of</strong> thirty feet (30’). See Figure 2.24.<br />
