<strong>The</strong>me B: Creating a livable, healthy and environmentally viable citiesIn Hong Kong, the usability of the open space is largely influenced by climaticconditions, in particular the outdoor thermal environment. <strong>The</strong> outdoor thermalcomfort is affected by the site microclimate, such as local wind speed, airtemperature, solar radiation and relative humidity etc. To provide a better thermalenvironment to public, some phenomena, in particular the urban heat island (UHI)effect should be avoided. To reduce heat island effect and to enhance thermalcomfort condition, the current design of the development has achieved 35% ofgreening.3.2.7 Water Conservation – Use of Reclaimed Water<strong>The</strong> use of reclaimed water would reduce fresh water consumption and generationof wastewater. Condensate from air-conditioning system has been identified as themajor source of reclaimed water which could be used for irrigation purpose. Suchcondensate will be treated with UV sterilization due to risk of human contact.3.3 Social SustainabilityUpon completion, this development will emerge as the urban living room of YauTong area housing more than 80,000 people. Providing a physical environment,space and urban form that responds to the social and cultural need, enhancingpeople’s access, amenity, comfort and memory map are inherent for a sustainablecommunity.3.3.1 Connectivity<strong>The</strong> project has adopted a universal design concept to achieve maximumconnectivity to draw commuters of divergent sources into the heart of retail andleisure at Yau Tong. This include a fully glazed elevated spine to connect to theMTR Station; express linkage to PTI through banks of escalators and elevators,footbridges connecting Levels 5 and 6 to Lei Yue Mun Plaza for convenience,safety and comfort to residents of Ko Chiu, Lei Yue Mun and Yau Tong Estate intheir day-to-day commuting; and a pedestrian precinct on Level 4 from the openplaza, through the main atrium onto Ko Chiu Road.3.3.2 Neighbourhood and context205
