<strong>The</strong>me B: Creating a livable, healthy and environmentally viable citiesExternal space at the public domain of Yau Tong Estate is extremely limited.Through removal of Shopping Spine, decking across the roof of the elevated MTRconnection and relocating the existing Refuse Collection Point, a sizable civic andcommunity plaza of 3,600 m 2 outside the main entrance of the shopping centre isregenerated, with an amount of greening at approximate 35% of the gross area. Tosensitively, interface the building entity with the adjacent built fabric and reducethe physical impact on the residential context, the building mass of thedevelopment is set back at the estate road level to create a receiving entrance to theplaza.3.3.3 Community and cultural heritageSense of belonging is the driving force behind sustainable community. Communityengagement is involved in the evolution of the plaza design. To unveil the heritageand uniqueness of Lei Yue Mun, imagery of rock cutting industry and artifact ofhistorical importance are translated into dynamic architectural form; decks of alfresco dining were created to take advantage of the tourist attraction at Lei YueMun.4. INDICATORS <strong>OF</strong> SAVINGSA comprehensive environmental design study has been carried out for theRedevelopment of Yau Tong Estate Phase 4 by Ove Arup & Partners Hong KongLimited. Performance assessment on the sustainability design for the developmenthas been conducted. Several indicators on energy conservation and reduction inenvironmental impact have been identified.4.1 Enhancing Health Environment4.1.1 Natural Ventilation at PTI<strong>The</strong> dispersion behaviour of vehicle exhausts at the PTI has been analyzed underprevailing wind conditions (southeasterly and southwesterly). With mitigated openfoyer design, it is illustrated that natural ventilation would be capable ofmaintaining acceptable air quality for at least 50% of the PTI area according to the206
