An application example of the Best Practice Guidelines isshown in Figure 5 as a way of dealing with Space Volume Limitation in a CaseStudy.By cross-checking the guides against real life projects and by consulting withprofessionals in facility management, architectural design, demolition, contracting,and project management, research validation was done. <strong>The</strong> Best Practice Guidewas considered highly valuable especially to project partners for guided decisionmakingassistance when contemplating alternatives of retrofitting projects. Inparticular, professionals confessed that while they have in-depth knowledge in oneor more areas, they may not be able to consider and cover all of the areas. <strong>The</strong> BestPractice Guide can provide building owners, developers and contractors asystematic tool to evaluate potential projects holistically, rather than make hastydecisions on demolition and build new buildings, thus avoiding unviabletechnological, economical and marketing outcomes.5. EMPIRICAL APPLICATION <strong>OF</strong> THE BEST PRACTICEGUIDEAs part of the application of research findings on real-life projects on sustainablerefurbishment of office building, an empirical case study was undertaken aspresented in the following sections.5.1 Case study introductionAn office building in Melbourne CBD area was studied, with two floors of officespace and one as a customer centre. <strong>The</strong> building was developed in early 1980sand then transferred to its owner occupier, an international investment company in1992.
