C.ABSTRACT:<strong>The</strong> study focus on a series of property management researches for those developedcountries (America, Japan, Singapore, China, Hong Kong and Taiwan). <strong>The</strong> research methodologieswere through differential analysis and study the development of those developed countries in theirassociation, management system, system structure and general situation. <strong>The</strong> study not only set up aninformation exchanging communication between different management systems in various countries, butalso with site investigation and interview to give management advices to solve management problemsfor construction and its auxiliary facilities. It helps extend the life of the building; maintain the safetyand value of the building; fulfill the needs of the owner; increase the building management executionefficiency and sustainable development. <strong>The</strong> study will help totally increases the competitiveness and theadvantage of the property management.Keywords:Property Management, Differential Analysis, Management System.1. INTRODUCTIONAs a result of the growing economy and the expanding of the real estate market in the21st century, the developments have been made for the economy; housingcommercializing in recent years. <strong>The</strong> construction is evolving to become more refinedand professional. <strong>The</strong> old management of the building made from the lease agreementonly emphasize on the <strong>Building</strong> cleaning, landscaping, mechanical and electricalmaintenance, security management and other routine managements.
