CONSTRUCTION LIFE CYCLE3.1 Construction life cycle cost analysis<strong>The</strong> life cycle cost for the construction and its auxiliary facility includes the capital,manpower and time invested in the plan, design, subcontract and construction. Evenmore, it includes the cost spent in the long time operation and maintenance afterconstruction. <strong>The</strong> cost spent in this stage, maintenance and operation, accounts for51.1% of the total construction life cycle cost (figure 4) which is three to four timesof the design and plan cost. In addition, the scholar Wen- Chun Chang also point out:Japan has the complete result of cost analysis for the construction life cycle since theyhad been doing long period of research and analysis. <strong>The</strong> result indicates that thenormal Japanese construction maintenance cost accounts for 51.1% of the total lifecycle cost. It is the three to four times of the design (0.4%) and construction (15.8%)cost. <strong>The</strong> result concludes that the operation and maintenance stage is important to theconstruction life cycle.
