Theme B: Creating a livable, healthy and environmentally viable cities4.1.2 Providing Environmentally Responsive Building FacadesBuilding on the micro-climate studies, we have conducted research into thedetailed design of the facades of our buildings to further improve the buildingperformance. External façade designs have been customized to address orientationand sun-penetration concerns to provide better thermal comfort, reduce glare orafford more natural lighting, depending on the location of each flat. We are nowtrying out these environmentally responsive façades ideas in a few pilot projects inthe Eastern Harbour Crossing Site Phases 3 and 4, in Eastern Kowloon, which arescheduled for completion in 2008 and 2009.4.2 Building for Environmental SustainabilityThe construction stage of a development can have the greatest impact uponsurrounding developments and if not properly managed can lead to complaints anddelay to projects. To minimize the possible impact, we have required ourcontractors, through comprehensive contractual provisions, to develop “greenbuilding practices” and they in turn cascade the message down through the supplychain to workers on site. We conduct rigorous site inspections and haveimplemented thorough Performance Assessment Scoring Systems to monitor theperformance of contractors to ensure that they meet their obligations by strictcompliance with specified environmental standards.4.2.1 Application of Precasting and Mechanized Construction Methods295
