EVALUATION AND ANALYSIS <strong>OF</strong> FEASIBLE ECO-EFFICIENCY MODELAccording to the “Sustainable <strong>Building</strong> Evaluation System” which is widely usedinternationally, the “Comprehensive Environmental Efficiency Indicators” werecreated based on WBCSD’s “Environment Efficiency” concept, the standards ofinternational standard organization ISO 21930, ISO 15686 series, and the methodof “Economic Benefit Evaluation”. <strong>The</strong> indicators are mainly divided into twoparts including Environment Quality and Environment Loading. <strong>The</strong>se two partsare further divided into factors including the utilization features and quality ofbuilding environment based on different “Evaluation Structure”. Finally,Environment Quality and Environment Loading are evaluated individually throughthe method of “<strong>Building</strong> Life Cycle Cost” joining with “Economic BenefitEvaluation”, in order to calculate the “Environment efficiency”. Figure 4 showsthe concept of Eco-efficiency Model.Quality of LifeEco-efficiency =Environmental LoadFigure 4: the concept of Eco-efficiency Model4.1 Evaluation and Analysis of Environmental Loading Cost Model<strong>The</strong> consideration of ISO 15686 defined “<strong>Building</strong> Life Cycle Cost” includes“Technique Evaluation”, “Economic Evaluation”, and “Environment Evaluation”.In “Technique Evaluation”, both “Features” and “Needs” are involved; in“Economic Evaluation”, both “Capital” and “Operation” are involved; in“Environment Evaluation”, “Environment Loading” is involved. In addition, 2005Energy Life Cycle Cost Analysis Guidelines published by Energy and <strong>Building</strong>Service Department of Washington State, USA, and Modelling of ProductivityCost Method for Hygiene & Economy (Petitti,1996) are referred in the evaluationas well.360
