Problems of establishing and conducting a real estate business, including<br />

establishing the office, securing listing and prospects, showing properties<br />

and closing sales, ethics and professional relationships, rentals and leases,<br />

appraising, the California Real Estate Act. Preparation of documents used<br />

in real estate transactions, property transfers, and exchanges is included.<br />

Covers bacis legal background necessary for those who plan to take the<br />

state examination which is required in order to obtain a broker license (meets<br />

optional requirements for sales license). This course covers principles of<br />

property ownership and management in their business aspects, with special<br />

reference to the law of California as it applies to community property, deeds,<br />

trust deeds, mortgages, leases, brokerage, mechanic’s liens, homesteads,<br />

wills, and estates.<br />

Covers legal aspects of real estate problems. An advanced and in depth<br />

study of agency law including dual agency, single agency seller, single<br />

agency buyer and sub agency. Also included is the study of living trusts and<br />

how to have one prepared.<br />

Real Estate Finance I<br />

A study of the forms and sources of financing real property, including<br />

purchase, construction, refinance, and other creative permanent financing<br />

approaches. Also included is an assessment of the procedures for obtaining<br />

government-sponsored financing through FHA, DVA, and Cal-Vet. The<br />

various loan sources currently being used in the market place will be<br />

evaluated including banks, savings and loans, insurance companies,<br />

mortgage brokers/bankers, pensions, credit unions, and private parties.<br />

Real Estate Appraisal I<br />

The purposes of appraisals, the appraisal process, and the different<br />

approaches of valuation. The methods and techniques used to determine<br />

the value of various types of properties; The market comparison and cost<br />

approaches are emphasized, plus an introduction to investment property<br />

valuation by the income approach.<br />

Escrow Principles<br />

The principles used in handling escrows involving real estate transactions<br />

and the transfer of land titles. The basic methods and techniques of escrow<br />

holders, as well as and introduction to the types of instruments and forms<br />

used by escrow holders from escrow opening through post-closing activities,<br />

will be covered. Title insurance, tax issues, prorations, vesting, securing of<br />

loans, recording of documents and settlement procedures will be examined.<br />

Students will be instructed in the completion of common forms utilized in a<br />

basic transaction.<br />

Intended for individuals planning to become operators or owners of incomeproducing<br />

properties. Topics covered include nature and types of property<br />

management, leases and contracts, rent scheduling, selling of space and<br />

techniques of renting, tenant selection and supervision, relations with owners<br />

and budgets, purchasing and accounts, reporting, ethics, and legal and<br />

professional relationships.<br />

A study of real estate investment with respect to identifying and understanding<br />

the language, basic procedures, financing, and facts essential to ownership,<br />

conveyance, environment problems, business organization involvement, and<br />

evaluation with other investments. A comparison and assessment of<br />

commercial, industrial, and residential projects, including location, feasibility<br />

studies, zoning restrictions, financing options, sale and leaseback, and<br />

preferential tax benefits.<br />

This course covers the fundamentals of economic trends and factors which<br />

affect the real estate market. Topics covered include: urban structural<br />

relationships, real estate market analysis, supply and demand, economic<br />

forecasting, land use theory and problems of sub-division. Also studied is<br />

the government’s role in the economy and its influenceupon the real estate<br />

market including the federal reserve system taxation and land use controls<br />

including zoning, planning and fair housing legislation.<br />

Real Estate Mathematics<br />

This course consists of typical real estate mathematics problems which are<br />

most common in actual practice, as well as those necessary for other real<br />

estate courses and for those found in the California Real Estate Licensing<br />

examinations.
