Land Use<br />

<strong>Tulsa</strong>’s future land uses are broadly organized<br />

under five main building blocks. Building blocks<br />

are a combination of land uses, urban design<br />

concepts, and transportation elements that<br />

provide a more complete description of city<br />

environments than typical zoning-based land<br />

use plans. They are the basis of <strong>Tulsa</strong>’s land use<br />

categories and are used in the vision to describe<br />

the kinds of places <strong>Tulsa</strong> will feature in the future.<br />

They will cover a range of places, from the central<br />

business district and Brady Village downtown,<br />

to new neighborhoods with grocery stores and<br />

other shops in east and west <strong>Tulsa</strong>. The five<br />

building blocks include:<br />

Downtown<br />

Corridors<br />

New Centers<br />

New & Existing Neighborhoods<br />

Employment<br />

How We get There<br />

<strong>Tulsa</strong> will implement the new vision employing<br />

the Strategic <strong>Plan</strong>. Several of the key land use<br />

recommendations include:<br />

• Revising <strong>Tulsa</strong>’s zoning and subdivision codes.<br />

• Conducting neighborhood and small area planning<br />

in targeted areas.<br />

• Creating a viable redevelopment strategy.<br />

• Initiating and completing several <strong>PLANiTULSA</strong><br />

prototype buildings as demonstration projects.<br />
