New centers will arrange jobs, housing,<br />

and amenities so it is easy to walk from<br />

one to the other.<br />

New Centers<br />

While <strong>Tulsa</strong>’s downtown will be a primary<br />

housing and employment center of the city<br />

and the region, new centers will develop<br />

as additional employment, shopping, and<br />

entertainment clusters.<br />

<strong>Tulsa</strong>’s new centers will be designed to provide people with<br />

access to many goods and services in a relatively small area,<br />

which will make it easier to make just one trip. They also will<br />

be designed to support the regional and local transportation<br />

systems, since people can drive, take transit, walk or bike where<br />

they need to go.<br />

<strong>Tulsa</strong>’s new centers will include a range of different uses,<br />

from large-scale office, medical or other employment clusters,<br />

to regional retail, entertainment and recreational facilities. They<br />

will be served by frequent bus or light rail transit and include<br />

shared parking facilities for those who drive. As primarily<br />

pedestrian-oriented places, they will be designed with paths and<br />

connections that make it easy to walk and bike. New centers will<br />

feature plazas and parks, as well as retail shops and services so<br />

people can run errands without having to drive elsewhere. Where<br />

appropriate, some new centers will include mixed-use housing of<br />

moderately high densities.<br />

Employment centers could include<br />

hospital campuses or large offce<br />

complexes with consolidated parking<br />

areas and access to transit.<br />

Places such as hospitals, office buildings, and other enterprises<br />

with many people in one place will be a natural fit for pedestrianfriendly,<br />

mixed-use centers. Warehousing, transportation<br />

businesses, and large-scale manufacturers may not be as well<br />

suited to these areas due to their unique transportation and<br />

floorspace needs. Those employment uses will be addressed<br />

separately in the comprehensive plan.<br />
