<strong>Plan</strong> Chapter: Land Use<br />

New residential Neighborhoods<br />

New neighborhoods will combine the best aspects<br />

of <strong>Tulsa</strong>’s single-family neighborhoods — spacious,<br />

quiet and affordable — with nearby retail and<br />

services, accessibility to jobs and a range of housing<br />

types from which to choose.<br />

New residential neighborhoods will consist<br />

mostly of single-family homes.<br />

In keeping with <strong>Tulsa</strong>’s tradition of single-family<br />

neighborhoods, new neighborhoods will mostly consist<br />

of individual homes. These areas also will include some<br />

townhomes and two- or three-story condominiums or<br />

apartments with some shops, services and a central park<br />

or green nearby. Small-scale apartments or condos can be<br />

designed to blend in with single-family neighborhoods or<br />

along their edges. Churches and schools will continue to be<br />

important parts of <strong>Tulsa</strong>’s community and culture, and new<br />

neighborhoods will be designed so residents can easily reach<br />

them on foot, by bike or car.<br />

The key aspect of a new neighborhood will be accessibility,<br />

both within the community and to the city’s overall<br />

transportation network. Streets will not necessarily have to be<br />

laid out on a grid, but should provide a variety of routes and<br />

include bike lanes and sidewalks. Connectivity will be important<br />

to prevent local traffic from overwhelming nearby streets.<br />

The Village at Central Park is an example of<br />

how new neighborhoods can<br />

provide a range of housing options.<br />

New neighborhoods will usually be organized around a town<br />

center where grocery stores, retail shops, and services are<br />

located within a short walking or driving distance. Civic spaces<br />

such as parks, plazas and squares can also be included. These<br />

areas are served by frequent bus or rail transit, making it easy to<br />

stop at the store on the way home.<br />
