1 With respect to the parking modification, the
2 intensity of the uses of the hotel is relatively the
3 same between the approved Schrager plan and the Caruso
4 plan. There will be the same number of restaurant
5 seats, the same cap of the number of attendees at
6 events, the same number of guest spaces at the spa, and
7 the proposed plan has few hotel rooms.
8 We will have more beach club members;
9 however, it should also be noted that attendees at beach
10 weddings were not counted towards the 600 person cap on
11 event attendees in the approved plan while ours are
12 included in the cap.
13 Our parking estimate for beach club members
14 was based on a conservative comparison of our beach club
15 to attendance of members and guests at Coral Casino on a
16 summer weekend; so we believe our analysis provides a
17 realistic picture of beach club parking demands.
18 And while the uses of the hotel are nearly
19 identical to the approved plan, the approved Schrager
20 plan had 416 onsite parking spaces, not including the 28
21 overflow parking spaces on the tennis court.
22 Our plan has 551 spaces, an increase of 145
23 spaces plus 25 overflow spaces if ever needed. The old
24 Miramar Hotel had even fewer spaces with only 342 onsite
