1 The 100-year flood plain is at approximately
2 23 feet, and we have to build 2 feet above that. And
3 the finished floor of P1, the upper level of the parking
4 garage, is at 25 feet, 6 inches. And without altering
5 the grade of the property significantly to accommodate
6 two levels of parking, the alternative would be to
7 create one vast field of underground parking.
8 We've explored this, and we have found that
9 we cannot create nearly as efficient of a parking lot in
10 that configuration nor physical space on the site to
11 reasonably accommodate it.
12 Furthermore, it would also eliminate our
13 ability to have underground occupiable space which is
14 efficient for the operation of the hotel for our guests
15 and the visiting public.
16 Let me explain that. By having P1 as
17 occupiable space in its current location, we are able to
18 locate the kitchen there that is in close proximity to
19 the main dining room and the media rooms adjacent to the
20 main building. The kitchen in that location is also
21 adjacent to where the cars are parked so room service
22 can be dispatched from a central location on the
23 property. This cannot be accomplished if P1 did not
24 exist as occupiable space.
