I thought at least it was pretty remarkable 5 that we had every homeowners' association in the area, 6 including the Montecito Association, endorsing us, 7 including county staff supporting our findings. 8 And you know, the dozens of studies that 9 we've done -- to your point, Mr. Chairman, there are 10 three traffic studies on this project. But nonetheless, 11 we've come up short. I certainly respect your 12 authority. I certainly respect your ability to make a 13 decision any way you want. 14 But with the last vote, putting aside the 15 tweaking on the project -- with the last vote what you 16 basically have voted on is that the underlying 17 documentation on the project is not adequate. 18 So what we need to do is we need to retrench 19 and figure out how we move forward, but effectively 20 you've denied the project because it goes to the 21 underlying entitlements of the documentation and the 22 environmental documentation. 23 So to preserve some value on this land and 24 preserve options and for us to be able to go back and 25 sort of look at this site with a clean slate, I would 419
