Consultation/Communication Implications
The application was advertised for a period of 21 days, in accordance with Clause 2.7 of the
TPS38 and the City’s ‘Planning Consultation Procedure’ Policy. At the conclusion of the
advertising period, 10 submissions were received and are summarised in the table below:-

We have no objections, however
approval from the Water Corporation will
be required for any increase in servicing
capacity.
The proposal will result in a reduction in
the number of available parking bays
available at a centre where parking is
already at a premium.
The car wash will have result in
additional traffic coming to and from the
site and travelling through the
surrounding residential area.
Two other car washes already exist in
close proximity – there is no need for an
additional car wash in this area.
Officer's Comment
The comment of no objection is noted. The
applicant has been advised of the Water
Corporation’s comments with respect to
their requirements.
It is acknowledged that the proposed
development, in conjunction with parking
provided on site not being in accordance
with the previously approved layout, results
in a technical parking shortfall on site. Car
parking is discussed in further detail later in
this report.
The proposed motor vehicle wash is not
considered to exacerbate the current levels
of traffic on the basis that the vehicles
being washed will be visiting the site for
shopping purposes in any case.
Commercial viability and business
competition are not valid planning
considerations.
