Streetscape 6.2.6 Sightlines at Vehicle Access Points and Street Corners P6 Walls or fences to primary or secondary streets, rights-of-way or communal streets so that adequate sightlines are provided at vehicle access points. The reduced truncation is considered acceptable as the proposed front fence has a high degree of permeability, and the piers are only 350mm wide, ensuring adequate sightlines are maintained. There are no footpaths running along the front of the subject site, so pedestrian traffic will not be at risk. The issue was discussed with Engineering Design and the proposed variation was deemed permissible. 216

Boundary Setback R-Codes Performance Criteria 6.3.2 Buildings on Boundary Subclause P2 Buildings built up to boundaries other than the street boundary where it is desirable to do so in order to:- • make effective use of space; or • enhance privacy; or • otherwise enhance the amenity of the development; and • not have any significant adverse effect on the amenity of the adjoining property; and • ensure that direct sun to major openings to habitable rooms and outdoor living areas of adjoining properties is not restricted. Satisfies Performance Criteria Does Not Satisfy Performance Criteria The buildings on boundaries make effective use of space on a narrow lot; therefore it is considered the boundary wall will enhance the amenity of the dwelling. There is likely to be enhanced privacy between the proposed development and adjoining properties due to the positioning of the boundary wall. Overshadowing will only occur to the south due to the orientation of the lots. The variation to the western building on boundary wall height is considered acceptable as the variation is minor (100mm). Due to the north south orientation of the site, the proposed variation is not considered to significantly impact the adjoining properties direct sun access. The buildings on boundaries make effective use of space on a narrow lot; therefore it is considered the boundary wall will enhance the amenity of the dwelling. 4. Open Space 6.4.1 Open Space Provision P1 Sufficient open space around buildings:- • to complement the building; • to allow attractive streetscapes; The proposed open space is considered to complement the building and will allow for an attractive streetscape. The reduced open space is caused by the Alfresco being partially enclosed to suit the needs of future applicants. 217
