Comment
The provision of local employment opportunities reduces the
dependence on motor vehicles and reduces greenhouse
emissions.
SOCIAL
Comment
The potential for development in the Dianella Centre area is
likely to increase participation in cultural, leisure or
recreation activities provided for in the locality.
The potential for renewal of some disused buildings along
with introducing a mix of residential and commercial uses to
the site will likely increase the range of services available to
the community.
ECONOMIC
Comment
Rezoning the site provides for development of commercial
and residential land which will provide for short and long
term job opportunities in the Centre.
Conclusion
The proposed scheme amendment is consistent with the vision of the Dianella Centre Plan
and forms the initial part of its implementation. The amendment requires several changes to
the Scheme Maps and Text, including changing zones, introducing R-AC codes of the
Residential Planning Codes, inserting a new clause 6.11 and modifying others. It is
recommended that the amendments to the LPS3 Maps and Text be initiated for the reasons
out lined in the comments section of this report.
