Landscaping<br />

<strong>Council</strong>’s Landscape and Tree Assessment Officer has commented on the proposal as follows:<br />

Deep soil zone<br />

The proposed 11 additional car spaces and slight increase in selected eaves overhangs will<br />

decrease the deep soil zone marginally from 53.8% to 53.3%. The proposed deep soil zone <strong>of</strong><br />

53% still complies with the LEP194 requirements.<br />

Impact on trees<br />

The applicant has sought the advice <strong>of</strong> an arborist, Ian English, who has provided a report<br />

and recommendations in relation to the impact on Trees #2 & #6.<br />

Tree 2 - Angophora costata (Sydney Red Gum) 22 metres high in good condition.<br />

Tree 6 - Eucalyptus pilularis (Blackbutt) 25 metres high in good condition.<br />

I am in agreement with the Arborist’s conclusion that the proposed amendments will not<br />

impact on the subject trees, provided the protection measures are imposed. Conditions 23, 89<br />

& 90 shall be amended to provide protection for Trees #2 & #6.<br />

Condition No. 80<br />

Condition 80 <strong>of</strong> the development consent required various changes to the plans to preserve<br />

Tree #8. The plans submitted with the section 96 have been amended and comply with this<br />

condition. Therefore Condition #80 may be deleted.<br />

Landscape plan<br />

An amended landscape plan will not be required as the incursion within the landscaped area<br />

is very minor.<br />

Conclusion<br />

The Landscape Section finds the application acceptable in relation to landscape issues,<br />

subject to amended Conditions 23, 89 & 90 and the deletion <strong>of</strong> Condition 80.<br />

Engineering<br />

<strong>Council</strong>’s Engineering Assessment Officer has commented on the proposal as follows:<br />

“No objections to the amendments. No additional or amended conditions. The<br />

provision <strong>of</strong> 11 additional car spaces will not result in a significant impact with respect<br />

to the potential traffic generated during peak hours. This will have no detrimental<br />
