Engineering<br />

<strong>Council</strong>’s Engineering Assessment Team Leader, Kathy Hawken, commented on the proposal as<br />

follows:<br />

The following documentation was used for the assessment:<br />

• Colston Budd Hunt & Kafes Statement <strong>of</strong> Environmental Effects dated April 2006;<br />

• ITM design Stormwater drainage plans H-DA-01 to 03, all issue B;<br />

• Jeffery and Katauskas Report on Geotechnical Investigation, dated 29 March 2006;<br />

• P. D. Mayoh Pty Ltd Environmental Management Plan, dated April 2006;<br />

• Colston Budd Hunt & Kafes Transport Report, dated January 2006;<br />

• BASIX Certificate 120659M;<br />

• P. D. Mayoh Pty Ltd architectural drawings 0520 .<br />

• Survey plan based on Garvin Morgan 9605 dated 7 April 2004.<br />

Water management<br />

The site has gravity fall to the street drainage system and the stormwater concept plan shows<br />

run<strong>of</strong>f being connected to a kerb inlet pit. This is acceptable.<br />

The BASIX Certificate requires 18m3 <strong>of</strong> ro<strong>of</strong>water to be retained. The retained ro<strong>of</strong>water is<br />

to be re-used for toilet flushing, clothes washing and irrigation.<br />

On site detention is shown in a separate tank, with a volume <strong>of</strong> 64m3, which is as required by<br />

DCP 47.<br />

Traffic generation<br />

The development is expected to generate some 10 to 15 vehicle trips per peak hour. That is<br />

approximately 1 vehicle movement every 4-6 minutes. This is not expected to adversely affect<br />

the traffic flows in the surrounding road network.<br />

Parking and vehicular access<br />

The site is within 400 metres <strong>of</strong> Lindfield Station, so 26 resident and 7 visitor parking spaces<br />

are required. The plans indicate 54 resident and 8 visitor spaces, which is ample. The<br />

dimensions <strong>of</strong> the basement parking areas comply with AS2890.1.<br />

Waste management<br />

A garbage room and collection area is shown at the ground floor entry. The driveway ramp<br />

grade is adequate and manoeuvring is available. An easement for waste collection will be<br />

required.<br />
