Site history:<br />

The site has previously been zoned and used for the purpose <strong>of</strong> low density residential<br />

development.<br />

On 28 May 2004, Local Environmental Plan 194 was gazetted, rezoning the site to permit<br />

residential flat development.<br />

18 January 2006 Pre DA meeting held.<br />

10 August 2006 Application lodged.<br />

25 September 2006 Heritage Impact Statement received.<br />

25 September 2006 Request from <strong>Council</strong> <strong>of</strong>ficers for additional information in<br />

relation to setbacks, isolated sites, solar access and deep soil<br />

landscaping.<br />

7 November 2006 <strong>Meeting</strong> with applicant and senior staff to discuss<br />

outstanding issues.<br />

The site is located on the north-eastern corner <strong>of</strong> the intersection <strong>of</strong> Tryon Road and Milray Street.<br />

The northern (rear) boundary <strong>of</strong> the site fronts Kochia Lane and the eastern (side) boundary adjoins<br />

No.24 Tryon Road, which contains a dwelling house and tennis court.<br />

The site has an area <strong>of</strong> 3048.6m², is rectangular in shape, with frontages <strong>of</strong> 50.01m to both<br />

Tryon Road and Kochia Lane and 60.96m to Milray Street. Existing development on the site<br />

includes a dwelling house and garage on each <strong>of</strong> the two allotments. The site falls approximately<br />

3.0m from Tryon Road down to Kochia Lane.<br />
