• Lindfield Town Centre located to the west <strong>of</strong> the site along Pacific Highway and along<br />
Lindfield Avenue<br />
• Car parking allotments located to the west <strong>of</strong> the site at Milray Street<br />
• Lindfield Early Childhood Centre located to the west <strong>of</strong> the site at 12-18 Tryon Road<br />
• Tryon Road Uniting Church, located to the east <strong>of</strong> the site at 33 Tryon Road. This<br />
building is a state heritage item<br />
• Nursing home located to the south <strong>of</strong> the site directly opposite the site at 23-29 Tryon<br />
Road<br />
• Cromehurst Special School located to the east <strong>of</strong> the site at 8-10 Nelson Road<br />
• Kochia Lane servicing the rear <strong>of</strong> the site to the north<br />
• Commercial block <strong>of</strong> commercial buildings located to the west <strong>of</strong> the site along<br />
Lindfield Avenue. These buildings are heritage items, and<br />
• Lindfield Anglican Church located at the corner <strong>of</strong> Lindfield Avenue and Tryon Road.<br />
This site is located within DCP 55 ‘Milray Street Precinct’ and the nominated area controls<br />
apply to this site. DCP 55 has been amended to allow 20-22 Tryon Road to develop without<br />
amalgamating with 24 Tryon Road. LEP 194 and DCP 55 apply to this site.<br />
The site has a frontage to Tryon Road <strong>of</strong> approximately 50m and a frontage to Milray Street<br />
<strong>of</strong> 60m. The site slopes 2.5m in height diagonally across the site from the north-west to the<br />
south-east. The site comprises a number <strong>of</strong> trees to the rear <strong>of</strong> the site along the boundary to<br />
Kochia Lane. Kochia Lane has a width <strong>of</strong> 6m.<br />
The adjoining sites to the east and north <strong>of</strong> the site have a 2(d3) zoning. <strong>27</strong>-21 Tryon Road,<br />
located south-east <strong>of</strong> the site, also has a 2(d3) zoning. The site immediately opposite the site<br />
to the west is zoned for a 2 storey commercial building, with basement car parking. A DA has<br />
recently been approved for a number <strong>of</strong> 4-5 storey buildings on the southern side <strong>of</strong><br />
Tryon Road and on the western side <strong>of</strong> Milray Street. LEP 194 and DCP 55 apply to these<br />
sites.<br />
The setbacks to the site are reduced from 8-10m along Milray Street and Tryon Road to<br />
mediate between the neighbouring commercial building to the west. The setback to Kochia<br />
Lane is 12m to preserve important landscape characteristics <strong>of</strong> the laneway.<br />
Car park access is from Milray Street.<br />
All <strong>of</strong> the setbacks are consistent with DCP 55 ‘Milray Street Precinct’ nominated area<br />
controls.<br />
Principle 2: Scale<br />
SEPP 65: Good design provides an appropriate scale in terms <strong>of</strong> the bulk and height that<br />
suits the scale <strong>of</strong> the street and the surrounding buildings. Establishing an appropriate scale<br />
requires a considered response to the scale <strong>of</strong> existing development. In precincts undergoing<br />
