Appendices to Thesis Keith Gale 2013work with a contractor the more you get to understand the way they work, how theyprice the work, the key staff, what you expect from them, and how you want the finalaccount to be presented and agreed.Q11 In your opinion, what are the drivers that encourage projects to be completed‘right first time’? Does the procurement help or hinder this?Ok, I’m going to take that as a two part question. Right first time: Basically meansemploying the right contractor for a particular project they have the correct expertisefor, content monitoring onsite by client representatives (to pick up issues as andwhen they occur, instead of waiting until the end), ensuring program times andgiving contractors time to complete the work rather than rush or delay it. And doesthis procurement method help with this? Possibly. Whilst I do not think thisprocurement method makes the contractors to finish right first time; I do believe thatconstantly working with the same client does help the contractor to understand theclients requirements better which in turn could lead to better cooperation and a buildup of financial requirements, which would help contractors to get it right the firsttime in the future. So are you saying that the longer term relationship helps?Yes. Yep. The more they work with each other (particularly the key staff), the morethey get to know what the requirements areQ12 In your opinion, which procurement method encourages longer termrelationships between parties to a construction project? Why do you think this is?Umm, I think the procurement route which describes that is the one which gives themost repeat business such as a framework. And again, its getting to know the keymembers on both sides which encourages long term relationships. Um, the more acontractor works with a client the more they understand their requirements, which inturn means the client is more inclined to work with them. Contractor teams areencouraged by their management teams to form business relationships to reduceconflict. So I think in a nutshell frameworks are ideal as far as that’s concerned.432
