Technical Requirements<br />

<strong>The</strong> usable area or area within the inside face <strong>of</strong><br />

the interior walls <strong>of</strong> each space<br />

<strong>The</strong> area within the outside face <strong>of</strong> the exterior<br />

walls <strong>of</strong> the building which includes assignable<br />

square feet, non-assignable square feet, building<br />

service area, circulation area, mechanical area,<br />

and structural area<br />

A controlled environment to house telecommunications<br />

equipment and connecting hardware.<br />

An IDF interconnects and manages the<br />

telecommunications wiring between an MDF<br />

and workstation devices / equipment locations.<br />

<strong>The</strong> telecommunications demarcation point<br />

<strong>for</strong> all facility, backbone, riser and horizontal<br />

cabling. This is a controlled environment where<br />

private or public lines enter a building to provide<br />

the internal network. Cables are typically<br />

routed through the centralized MDF to an IDF.<br />

Areas such as mechanical space, telecommunication<br />

closets, janitor closets, etc., which are<br />

an inherent part <strong>of</strong> the building, but are not<br />

usable space <strong>for</strong> the owner’s program activities<br />

(includes building service, circulation, and<br />

mechanical areas)<br />

<strong>The</strong> sum <strong>of</strong> all areas on all floors that can not be<br />

occupied or put to use because <strong>of</strong> structural<br />

building features<br />

and other physical, technical, or building construction<br />

requirements<br />
