3. Furniture material and features shall be as outlined in the standards<br />

In addition to specifying furniture and equipment, the standards also<br />

propose a square foot guideline <strong>for</strong> the amount <strong>of</strong> <strong>of</strong>fice space as determined<br />

by position level. This range has been used to develop the <strong>of</strong>fice<br />

and workstation types used throughout the space summaries. Office space<br />

guidelines are as follows:<br />

• Executive: 200 to 250 ASF<br />

• Management: 120 to 150 ASF<br />

• Pr<strong>of</strong>essional: 64 to 84 ASF<br />

• Support: 48 to 64 ASF<br />

Per <strong>City</strong> directive, 60% <strong>of</strong> <strong>of</strong>fice space shall be in open modular workstations<br />

rather than private, enclosed <strong>of</strong>fices. Diagrams <strong>of</strong> possible <strong>of</strong>fice /<br />

workstation configuration are included on the individual room data sheets<br />

which follow <strong>for</strong> in<strong>for</strong>mational purpose only.<br />

All furniture shall comply with the Americans with Disabilities Act and<br />

all current applicable codes.<br />

As the <strong>Pre</strong>-K 4 <strong>SA</strong> project will be established independent <strong>of</strong> a public<br />

school district or charter school, it will be considered subject to the minimum<br />

regulations <strong>of</strong> a licensed child-care center as outlined in Chapters<br />

745 and 746 <strong>of</strong> the Texas Administrative Code (TAC).<br />

According to the TAC, a child-care center is defined as a facility that is<br />

licensed to care <strong>for</strong> seven or more children <strong>for</strong> less than 24 hours per<br />

day, at a location other than the permit holder’s home (§746.107). <strong>Pre</strong>kindergarten<br />

age children are considered three and four years <strong>of</strong> age<br />

(§745.101). A caregiver is an employee counted in the child/caregiver<br />

ratio whose duties include direct care, supervision, guidance and the<br />

protection <strong>of</strong> children in care (§746.1101). An employee is any person<br />

employed by the child-care center, including caregivers; kitchen, <strong>of</strong>fice<br />

or maintenance personnel; other child-care center personnel; and the<br />

child-care center director (§746.1101).<br />

<strong>The</strong> following requirements related to licensed child-care centers have<br />

been extracted from the minimum standard rules, Chapter 746, “Minimum<br />

Standards <strong>for</strong> Child-Care Centers,” as designated by the Texas Department<br />

<strong>of</strong> Family and Protective Services Licensing Division (December 2010;<br />
