the project and reduced the required TIF funding by $700,000. The Beat<br />

received a Certificate <strong>of</strong> Occupancy in March 2009 and will complete some<br />

landscaping and pedestrian lighting work in late 2010.<br />

On March 21, 2007, the TIF Board recommended an additional $65,521 in TIF<br />

funding for the South Side Pedestrian Improvement Project, leveraging an<br />

additional $650,000 in private and federal funds for sidewalk and streetscape<br />

improvements on Lamar Street and Belleview Street from the Convention<br />

Center to the Cedars DART station. This $5.7 million project began<br />

construction on July 30, 2008 and completed its first phase in July 2010.<br />

Construction on Phase II, the project’s final phase, began in July 2011. It is<br />

scheduled to be completed during the second quarter <strong>of</strong> FY 2012.<br />

Also on March 21, 2007, the TIF Board recommended $192,000 in funding for<br />

streetscape improvements along Ervay Street to support Millers Ferry Row<br />

Town Homes. Millers Ferry Row Town Homes completed construction in<br />

October, 2007.<br />

construction, or planned in the district,<br />

totaling 30 percent <strong>of</strong> the goal. Multifamily<br />

developers have continued to show<br />

interest in the district, both for town home<br />

style developments and for more dense<br />

mid- and high-rise developments.<br />

Adjacent to district: South Side on Lamar added 455 residential units to the<br />

area.<br />
