Farmers Market TIF District<br />

FY 2011 Annual Report<br />

Market Way and Cesar Chavez Boulevard. The public improvements associated with<br />

the project included streetscape, paving and pedestrian lighting and utility burial on<br />

Farmers Market Way Street.<br />

2100 Downtown Townhomes by Urban Innovations completed seven townhomes at the<br />

corner <strong>of</strong> Canton Street and Cesar Chavez Boulevard. Canton Townhomes by InTown<br />

Homes LLC., completed twenty one townhomes recently.<br />

Texas InTownHomes, LLC is planning to construct 108 single-family townhomes called<br />

Farmers Market Square, at the southeast corner <strong>of</strong> Canton Street and Pearl Street, 514<br />

Cesar Chavez Blvd. The total private cost <strong>of</strong> the Farmers Market Square Project is<br />

approximately $32.9 million. The estimated net appraised value <strong>of</strong> the project upon<br />

stabilization is expected to be approximately $39 million. The cost <strong>of</strong> related TIF eligible<br />

public improvements is $3,000,000. These improvements include, but are not limited to<br />

paving, streetscape and pedestrian lighting improvements on Cesar Chavez Blvd.,<br />

Canton Street, Marilla Street and Pearl Street. The development is scheduled to start by<br />

December, 2011 and will be complete by 2014.<br />

Total private development in the Farmers Market TIF District is approximately $90<br />

million and estimated planned development is approximately $32.9 million.<br />
