STAFF ANALYSIS:<br />

Land Use Compatibility: The approximately 6,000 square foot site is undeveloped<br />

and is rectangular in shape. The request site is adjacent to an existing retail<br />

development that is zoned an NS(A) Neighborhood Service District. The applicant’s<br />

request for an NS(A) Neighborhood Service District will allow for the development <strong>of</strong> a<br />

general merchandise or food store less than 3,500 square feet.<br />

The request site is currently undeveloped and is adjacent to an <strong>of</strong>fice and a general<br />

merchandise or food store. The properties that are north and west <strong>of</strong> the site are<br />

undeveloped and are located within a flood plain.<br />

The applicant’s request for an NS(A) Neighborhood Service District is compatible with<br />

the adjacent zoning district and uses that are proposed for the site. The adjacent flood<br />

plain creates a natural barrier to the existing single family uses that are north and west<br />

<strong>of</strong> the site. The request for an NS(A) neighborhood Service District should not have any<br />

adverse impact on the surrounding area.<br />

Landscaping: Landscaping <strong>of</strong> any development will be in accordance with Article X, as<br />

amended.<br />

Parking: The parking regulation for a general merchandise or food store less than<br />

3,500 square feet is one space per 200 square feet <strong>of</strong> floor area. The number <strong>of</strong><br />

parking spaces required on site will be determined by the total square footage <strong>of</strong> the<br />

proposed development.<br />

Traffic: The Engineering Section <strong>of</strong> the Department <strong>of</strong> Sustainable Development and<br />

Construction has reviewed the request and determined that the proposed development<br />

will not have a negative impact on the surrounding street system.<br />
