The number <strong>of</strong> required <strong>of</strong>f-street parking spaces for the elementary school is 69<br />

spaces and the applicant is proposing to provide 71 <strong>of</strong>f-street parking spaces. The total<br />

number <strong>of</strong> proposed classrooms determines the number <strong>of</strong> required parking spaces.<br />

RISD will have to meet the parking requirements in accordance to Section 51A-4.200 <strong>of</strong><br />

the <strong>Dallas</strong> Development Code for any future expansion.<br />

Landscaping: Landscaping <strong>of</strong> any development will be in accordance with Article X, as<br />

amended. .<br />

Traffic: The Engineering Section <strong>of</strong> the Department <strong>of</strong> Sustainable Development and<br />

Construction has reviewed the request and determined that the proposed development<br />

will not have a negative impact on the surrounding street system.<br />

Staff has reviewed and supports the proposed conditions. Typically, there is language<br />

in the Planned Development District conditions that prohibits new schools from queuing<br />

within the <strong>City</strong>'s right-<strong>of</strong>-way. This language was not included in the proposed POD<br />

conditions because the request site is an existing elementary school. Aikin Elementary<br />

School has been in operation since the 1980s. The applicant has provided staff with a<br />

Traffic Management Plan (TMP) that reflects the current implementation <strong>of</strong> the<br />

administration's procedures in directing traffic during school hours.<br />

The Engineering Section <strong>of</strong> the Department <strong>of</strong> Sustainable Development and<br />

Construction has reviewed and supports the Traffic Management Plan. The applicant is<br />

required, as with all Traffic Management Plans, to submit a traffic study to the director<br />

biannually, to determine if the TMP is being implemented effectively.<br />

Motion: It was moved to recommend approval <strong>of</strong> an amendment to Planned<br />

Development District No. 572 for a Public school other than an Openenrollment<br />

charter school, subject to a revised development plan, traffic<br />

management plan and conditions on the southeast corner <strong>of</strong> Pleasant Valley<br />

Drive and Chimney Hill Lane.<br />
