Sustainable Construction and Development has reviewed the requested amendment<br />

and determined that it will not significantly impact the surrounding roadway system.<br />

Parking:<br />

Pursuant to the <strong>Dallas</strong> Development Code, the <strong>of</strong>f-street parking requirement for a<br />

general merchandise or food store use is one (1) space per 200 square feet <strong>of</strong> floor<br />

area, the requirement for a motor vehicle fueling station is two (2) spaces and the<br />

requirement for a auto service center is one (1) space per 500 square feet <strong>of</strong> floor area<br />

with a minimum <strong>of</strong> 4 spaces required.<br />

Therefore, the proposed ±2,196-square foot convenience store with gas pumps requires<br />

13 parking spaces; the ±1,949 -square foot auto service center requires four (4) spaces.<br />

Therefore, a total <strong>of</strong> 17 spaces is required, as depicted on the site plan, 18 spaces will<br />

be provided.<br />

Landscaping:<br />

Landscaping must be provided in accordance with Planned Development District No.<br />

366 regulations (§51P-366.110).<br />
