Maple/Mockingbird TIF District<br />

FY 2011 Annual Report<br />

Development within the District will comply with forward<strong>Dallas</strong>!, the<br />

<strong>City</strong>’s Comprehensive Plan, an advocate <strong>of</strong> pedestrian friendly, high<br />

density urban design.<br />

• To diversify retail, <strong>of</strong>fice and medical uses in the District by identifying<br />

redevelopment options for obsolete and under-utilized commercial<br />

structures, thereby capturing demand from residents <strong>of</strong> Oak Lawn, the<br />

Park Cities, Bluffview and Northwest <strong>Dallas</strong>.<br />

Approximately 650,000 <strong>of</strong> improved retail and 500,000 square feet <strong>of</strong><br />

<strong>of</strong>fice and medical space is anticipated to be developed within the<br />

District.<br />

• To improve access and connections to the Inwood and Parkland<br />

stations on DART’s Green Line and support increased levels <strong>of</strong><br />

ridership at these stations.<br />

Staff and the Board will continue to foster a working relationship with<br />

Medical District, DART, and potential developers to encourage transit<br />

oriented development that complements the district. The Green Line<br />

Inwood/Love Field light rail station rider ship average for the past six<br />

months (April 2011 – September 2011): during weekday 842 riders per<br />

month, during Saturdays 450 riders per month and during Sundays<br />

252 riders per month. The Inwood/Love Field light rail station started<br />

operating from December 2010 and the ridership is expected to<br />

increase in the upcoming years.<br />

• To improve recreational opportunities for the community and provide<br />

connections to the <strong>City</strong> <strong>of</strong> <strong>Dallas</strong>’ trails and open space system in the<br />

District, enhance connections to other trail systems within <strong>Dallas</strong><br />

County and create additional recreational amenities in the area.<br />

Staff and the Board will seek ways to increase recreational<br />

opportunities and proposed trail connections within the District.<br />

• To sustain the stability <strong>of</strong> local schools as redevelopment occurs in the<br />

housing market by maintaining strong communications between the<br />

<strong>Dallas</strong> Independent School District and area developers.<br />

Staff and the Board will work with DISD preventatives providing an<br />

avenue for developers to maintain strong communications as<br />

redevelopment occurs.<br />

• To make a desirable neighborhood that incubates and supports growth<br />

<strong>of</strong> the Southwestern Medical District and medical businesses in <strong>Dallas</strong>,<br />
