Exhibit A - Davis Garden TIF District<br />

FY 2011 Annual Report<br />

Improve transportation including but not limited to hike and bike trails, bus,<br />

trolley, streetcar, and freeway access, street improvements and construction <strong>of</strong><br />

new public streets and thoroughfares.<br />

The following progress has been made since the District’s creation:<br />

– <strong>City</strong> Council approved projects for the design and construction for<br />

Phase 1 <strong>of</strong> a new eastbound frontage road for I-30 located between<br />

Cockrell Hill Road and Westmoreland Road during previous fiscal<br />

year.<br />

– SLF III – The Canyon TIF, L.P.’s North Oak Cliff Streetcar<br />

Extension project was approved by <strong>City</strong> Council on June 22, 2011.<br />

The project’s approval will provide funding to extend the North Oak<br />

Cliff Streetcar system to Davis Garden TIF District.<br />

– <strong>City</strong> staff is currently working to identify potential infrastructure<br />

improvements that may be funded by SLF’s $1 million deposit into<br />

the Davis Garden TIF District Increment Fund for future TIF<br />

infrastructure improvements that benefit the District in lieu <strong>of</strong> the<br />

developer constructing median improvements, streetscape or other<br />

public improvements.<br />

<br />

Generate approximately $103.7 million (2008 dollars) in real property tax<br />

increment for the TIF Fund over 32 years <strong>of</strong> collections.<br />

The District’s assessed property value has increased 2.2% over its<br />

adjusted base value. This increase has generated approximately<br />

$202,297 in incremental revenue (0.2% <strong>of</strong> the goal).<br />
