approximately $21.4 million from $85.8 million to $107.2 million. Upon completion, this<br />

project completes contiguous redevelopment from Pegasus Plaza to the Mercantile<br />

Building and compliments surrounding investment in Stone Street, Kirby Building,<br />

Wilson Building, 3rd Rail L<strong>of</strong>ts, Gulf States Building, DP&L Buildings. Construction <strong>of</strong><br />

this project began during the fiscal year.<br />

Statler Hilton and Old Public Library Redevelopment Project – <strong>City</strong> Council<br />

approved a redevelopment project for the Statler Hilton and Old Public Library that will<br />

completely renovate both buildings, bringing them to a leasable condition. The projects<br />

include the removal <strong>of</strong> all obsolete equipment, furniture and operating systems<br />

(mechanical, electrical and plumbing systems), asbestos abatement and demolition <strong>of</strong><br />

all interior walls, cleaning and restoration <strong>of</strong> all exterior elevations including the entire<br />

curtain wall system and store front, renovation <strong>of</strong> the elevator, electrical, fire, HVAC<br />

systems for both buildings. The exteriors <strong>of</strong> the buildings will be restored to their<br />

original condition.<br />

1401 Elm Street Redevelopment Project – <strong>City</strong> Council<br />

approved redevelopment <strong>of</strong> 1401 Elm Street, a 52- story<br />

building, into a mixed use building that would house<br />

residential units, ground floor retail and <strong>of</strong>fice uses, with<br />

public spaces on the 9 th and 50 th floors. Multiple<br />

ownership and ground leases, coupled with the size and<br />

magnitude <strong>of</strong> the building has deterred redevelopment <strong>of</strong><br />

the building. Private investment for this project is<br />

approximately $137 million.<br />
