Exhibit A - Davis Garden TIF District<br />

FY 2011 Annual Report<br />

Since its creation <strong>City</strong> Council has approved TIF funding for nine projects within the<br />

District. This includes the following projects which were approved during the fiscal year:<br />

The Canyon in Oak Cliff – awarded an amount not to exceed $128,875,756 in<br />

total funding ($69,808,000 in future TIF revenues plus an additional grant up to<br />

$59,067,756 pursuant to the Davis Garden TIF District Grant Program) for the<br />

construction <strong>of</strong> public infrastructure improvements on approximately 196 acres <strong>of</strong><br />

undeveloped land located southwest <strong>of</strong> Interstate Highway 30 and North<br />

Westmoreland Road (June 8, 2011). The anticipated total project cost is<br />

approximately $472 million.<br />

North Oak Cliff Streetcar Extension – awarded an amount not to exceed<br />

$3,000,000 pursuant to the Davis Garden TIF District Grant Program, to make<br />

funding available for a grant to provide benefits to the Davis Garden TIF District<br />

through the extension <strong>of</strong> the North Oak Cliff Streetcar system to District (June 22,<br />

2011). The estimated total cost for the project has not been determined.<br />

The District’s potential development sites include the following which were prepared for<br />

future development activities by Affiliates <strong>of</strong> SLF III – Davis Garden TIF, L.P. (SLF):<br />

SLF’s preparation <strong>of</strong> the sites also facilitated the demolition <strong>of</strong> 1,503 outdated apartment<br />

units in accordance with the District’s goal to replace 1,969 functionally obsolete<br />

apartments and 84,524 square feet <strong>of</strong> commercial space with approximately 1,960 forsale<br />

units, 765 rental units, and 472,000 square feet <strong>of</strong> improved, reconfigured, or new<br />

neighborhood retail space. Redevelopment <strong>of</strong> the six sites is anticipated to build upon<br />

North Oak Cliff’s successful residential market while enticing the expansion <strong>of</strong> resident<br />

and commercial activity within the District.<br />
