Summary The provision of a minimum of 50% AHLN on development sites in urban areas will render the majority of schemes as being economically unviable and<br />

reduce development in the County.<br />

Change Sought: We propose that the 50% figure be omitted and replaced with 30% AHLN as the majority of schemes should be viable at this level. Likewise in rural areas the<br />

provision of 100% AHLN should be omitted and replaced with 30% AHLN for both tier types. Add in that 100% AHLN is to be provided on all of the council's<br />

own land holdings and also on all other public owned land. The introduction of high AH percentages and low thresholds in Denbighshire had a direct and<br />

negative impact on the rate of development in that county following its introduction.<br />
