Summary The representation seeks to promote the strategic designation of the Former Aluminium Factory <strong>Site</strong>, Dolgarrog to a "Strategic Leisure led Mixed-use<br />

Economic Development site".<br />

The policy wording promoted in the enclosed supporting document provides the flexibility to allow associated economic development to assist in the delivery<br />

of the single largest brownfield redevelopment opportunity in the borough. This associated development would include but is not limited to, A1 retail use, A3,<br />

B1, B2, B8, and appropriate accommodation facilities including residential dwellings and hotel uses.<br />

Change Sought: Change the strategic designation of the Former Aluminium Factory <strong>Site</strong>, Dolgarrog to a "Strategic Leisure led Mixed-use Economic Development site".<br />

Summary The policy could be improved by the inclusion of specific reference to the opportunity for tourism offered by Gwyrch Castle and its associated estate in<br />

Abergele. The building is listed and set within a Historic Park and Garden yet is in a derelict and under-utilised state. The property provides clear scope for<br />

tourism-related development through sensitive conversion and selective extension/addition and is capable of delivering both conservation and tourism<br />

related benefits.<br />

Change Sought: We propose that the following sub-section is added:<br />

3) Gwyrch Castle and its estate is a major opportunity for tourism related development. Any proposals will be particularly assessed in line with the<br />

conservation policies of the Plan (CTH/1 to CTH/5) in addition to the general policies of the Plan.<br />

The inclusion of this policy statement would create certainty for prospective investors in the<br />

property and ensure that the Plan is sound.<br />
