The land is enclosed on three sides by existing development. The site is partially screened by existing development and is not significant in the landscape.<br />

Its development would form a natural extension of Craig-y-Don and would not result in the coalescence of Craig-y-Don and Craigside nor affect the open<br />

character of the remaining open land between these settlements.<br />

The land was not included in the green wedge in previous development plans.<br />

For further justification - see submission.<br />
